    llms.txt for Real Estate Websites

A 30-minute setup that signals to ChatGPT, Perplexity, and Claude what to cite when they answer real estate questions about your market.

What llms.txt Is (and Why It Matters)

llms.txt is a markdown file at the root of your domain that tells AI crawlers which content to prioritize. Proposed by Jeremy Howard in late 2024 and quickly endorsed by Anthropic, Perplexity, and others, it acts like robots.txt but for large language models.

For real estate sites, llms.txt helps AI engines understand: which pages are most authoritative, who the agent is, what markets you cover, and what data is original to your site versus aggregated.

    Two Files, Two Purposes

    • /llms.txt: Concise overview with links to your most important pages. Built for LLM context windows.
    • /llms-full.txt: Expanded version including full content of priority pages. Used when an LLM needs deeper context.

    How to Upload It

    1. Save the file as plain text named exactly llms.txt
    2. Upload to your site root via FTP, hosting file manager, or framework public folder
    3. Verify by visiting yourdomain.com/llms.txt in a browser
    4. (Optional) Create llms-full.txt with concatenated content of your top 10-20 pages

    Does It Actually Work?

Adoption is voluntary and still growing through 2026. Anthropic, Perplexity, and OpenAI have publicly endorsed the standard. Even if not every crawler reads it today, the file costs nothing to maintain and positions you for the next wave of AI search.

Pair it with the broader tactics in our GEO guide for full coverage.

    Common Mistakes

    • Hosting at /docs/llms.txt instead of root (crawlers will not find it)
    • Linking to pages that 404 or redirect
    • Writing it like a sales page instead of a factual reference
    • Forgetting to update it when you launch new market areas or services
