Real Estate Brand SEO: Brokerage and Franchise Strategy

Solo agent SEO and brokerage SEO are different sports. Here is how to win the brand-level game across multiple agents, offices, and markets.

    The Brokerage SEO Problem

Large brokerage brands can struggle on local queries for a structural reason: brokerage marketing teams optimize for brand consistency, not local search dominance.

Templated location pages, locked-down content rules, and centralized GBP management strip every signal Google uses to rank local results.

Subdomain vs Subfolder: The 2026 Verdict

Our advice is to default to subfolders. Keeping content on one root domain keeps your links and authority in one place, while a subdomain can be treated more like a separate site.

    • Use subfolders (yourbrokerage.com/agents/jane-doe, /locations/austin) for: agent profile pages, office locations, neighborhood guides.
    • Use subdomains (blog.yourbrokerage.com) only for: genuinely independent business units, separate brands, or technically isolated platforms.

    Brand Authority Transfer

When a brokerage earns a backlink to its homepage, that authority flows internally through links. Most brokerage sites bury agent and location pages behind 4+ clicks, starving them of authority transfer.

    The fix:

    • Link to top-performing agent and location pages from the homepage
    • Add a "Featured Agents" or "Top Markets" section in the global footer
    • Build internal hub pages (/agents/, /locations/) that link out to all individual pages

    Multi-Location Schema

    Each physical office needs:

    • Unique LocalBusiness or RealEstateAgent schema with that office's address, phone, hours
    • Its own Google Business Profile, managed by a local team member
    • Dedicated location landing page with unique content (not templated)
    • Schema referencing the parent Organization via @id

See our schema markup guide for the full implementation pattern.

    Governance: The 70/30 Content Rule

Our rule of thumb is a 70/30 content split: 70% of each location page is corporate-controlled (brand voice, services, compliance), 30% is locally authored (neighborhood expertise, local listings, market commentary).

The 30% local layer is what makes pages rank. Without it, Google sees 50 near-duplicate templates.

    Agent Page Architecture

    Each agent page should include:

    • Person schema with credentials, license number, years of experience
    • Bio (300-500 words minimum, unique to that agent)
    • Live listings + sold history feed
    • Testimonials with Review schema
    • Neighborhood specializations (links to /locations/)
    • Contact methods (form, phone, calendar)

    Brand-Level Backlinks

Brokerage backlinks should come from: real estate trade publications (Inman, RISMedia), local Chamber of Commerce, broker association sites, and franchise corporate citations. Avoid generic business directories that dilute the brand-relevance signal.
